Idaho Divorce Asset and Financial Checklist
Before you can negotiate a fair property division in an Idaho divorce, you need a complete inventory of what exists. Idaho's 35-day disclosure deadline under IRFLP Rule 401 does not leave room for guessing — and the penalty for incomplete disclosure includes sanctions, adverse inferences, and default judgment.
This checklist covers everything you need to gather and organize, structured to align with the official CAO RFLPPi 1-1 Inventory of Property and Debts form.
Real Property
- Primary residence: current appraised value, mortgage balance, lender name, monthly payment
- Investment or rental properties: same details for each
- Vacant land or timeshares
- For each property: date of purchase, down payment source (pre-marital savings, gift, community funds), and current title holder
- Most recent property tax statements
Financial Accounts
- Checking accounts at all banks (joint and individual)
- Savings accounts, money market accounts, CDs
- Brokerage and investment accounts (stocks, bonds, mutual funds)
- Cryptocurrency accounts (document the exchange, wallet address, and current value)
- Cash value of any life insurance policies (whole life, universal life)
- For each account: six months of complete statements as of the filing date
Retirement and Pension Accounts
- 401(k) and 403(b) accounts (most recent statement plus the statement from the date of marriage, if available)
- Traditional and Roth IRAs
- PERSI Base Plan (request a current benefit estimate from PERSI)
- PERSI Choice 401(k) Plan
- Military retirement (active duty or reserve — request a statement from DFAS)
- Deferred compensation plans (457 plans, stock options, RSUs)
- Pension plans from any employer

Vehicles and Personal Property
- Cars, trucks, motorcycles, boats, RVs (current Kelley Blue Book or NADA value minus loan balance)
- Furniture and household items worth over $100
- Jewelry, art, collectibles, antiques
- Electronics and tools
- Firearms
Business Interests
- Sole proprietorships, partnerships, LLC membership interests, corporate shares
- Business tax returns for the preceding three years
- Most recent profit and loss statement and balance sheet
- Business bank account statements (six months)
- Any buy-sell agreements or operating agreements

- Mortgage balances (primary and secondary liens)

- Tax liabilities (outstanding IRS or Idaho State Tax Commission obligations)
- Judgments, liens, or pending lawsuits
Income Documentation
- Pay stubs for the most recent three months (both spouses)
- Federal and state tax returns for the preceding three years, including all schedules, W-2s, and 1099s
- Form CAO FL 1-11 (Affidavit Verifying Income) — required if child support or maintenance is at issue
- Documentation of other income: rental income, business distributions, freelance earnings, Social Security, disability
Insurance Policies
- Health insurance (who carries coverage, monthly premium, who is covered)
- Life insurance (term and whole life — carrier, face value, cash value, beneficiary)
- Auto insurance
- Homeowner's or renter's insurance
- Disability insurance
- Long-term care insurance
Legal Documents
- Prenuptial or postnuptial agreements
- Previous divorce decrees (if either spouse was previously married)
- Trust documents naming either spouse as beneficiary or trustee
- Powers of attorney
- Estate planning documents (wills, revocable trusts)
How to Use This Checklist
Start early. Do not wait for the response filing to begin gathering documents. Most financial institutions take several business days to produce historical statements.
Classify as you go. For each item, note whether it is community or separate property. Document the basis for separate-property claims with acquisition dates, gift letters, or inheritance records.
Organize by form section. The CAO RFLPPi 1-1 groups items into real property, personal property, financial accounts, retirement, and debts. Matching your records to this structure saves time when completing the official form.
Keep originals safe. Make copies of everything. Store originals in a secure location outside the marital home — a safe deposit box, a trusted family member's house, or a locked filing cabinet at your office.
