How to Value Assets for Divorce in Northern Ireland

Why Valuation Quality Decides Your Settlement

Every asset in a Northern Ireland divorce needs a defensible value before the court or the other side will accept it as part of a fair split. The Matrimonial Master who manages Ancillary Relief cases requires up-to-date, independently verified figures — not rough guesses or Zoopla estimates. Getting a valuation wrong, or failing to get one at all, can cost thousands in delayed proceedings and leave you negotiating from a weak position.

The standard valuation date is as close to the final hearing or consent order as possible. This prevents one spouse from benefiting from market movements during a lengthy case. If your property was valued at £190,000 eighteen months ago but the local market has since moved, the court will want a current figure.

Valuing the Family Home

For residential property, the court accepts two types of valuation. A formal RICS (Royal Institution of Chartered Surveyors) valuation carried out by a qualified surveyor is the gold standard and the only type that withstands challenge at a contested hearing. These cost £150–£400 depending on the property and typically take one to two weeks.

Estate agent appraisals (often free) can be useful as a starting point in amicable negotiations, but they are marketing estimates, not independent assessments. If the other spouse disputes an agent's figure, the court will order a formal RICS valuation — and may order the disputing party to pay for it.

In cases where both spouses disagree about value, the Matrimonial Master can direct that a Single Joint Expert be appointed: one surveyor agreed upon by both parties, whose valuation both sides accept. This avoids the cost and delay of competing valuations and is the court's preferred approach when possible.

Pension Valuations

Pensions are valued using the Cash Equivalent Transfer Value (CETV), which the scheme trustees are legally required to provide on request. CETVs are free from most pension providers and must be less than six months old for the court to accept them.

For Defined Contribution (DC) pensions — workplace auto-enrolment schemes, SIPPs, and personal pensions — the CETV is the current pot value and reasonably reflects what the pension is worth.

For Defined Benefit (DB) pensions — NHS, Civil Service, teachers, police, and fire service schemes — the CETV is a transfer calculation, not a market value. DB pensions provide a guaranteed, inflation-linked income for life based on salary and years of service, and the capital cost of buying an equivalent guaranteed annuity on the open market is often significantly higher than the CETV figure. In substantial DB pension cases, both parties should jointly instruct a Pension on Divorce Expert (a qualified actuary) to calculate the percentage split needed to equalise retirement incomes. Actuarial reports cost £500–£1,500 but can prevent tens of thousands in long-term shortfall.

Business Valuations

Sole trader businesses, partnerships, and company shareholdings are matrimonial assets and must be disclosed and valued. The standard approach is a forensic accounting valuation based on at least two years of business accounts and personal tax returns.

For small businesses, the court typically accepts one of three methods: a net asset valuation (what the business would be worth if liquidated), an earnings-based valuation (a multiple of sustainable profits), or a combination approach. The right method depends on the type of business — a property rental portfolio would use net assets, while a professional services firm would use an earnings multiple.

A jointly instructed forensic accountant is the most cost-effective route. Expect fees of £1,500–£5,000 depending on complexity. If the spouses can't agree on a joint expert, the court will appoint one — but the cost may be higher when the exercise is conducted under court direction.

Other Asset Classes

Bank and savings accounts need statements covering the previous twelve months. Life insurance policies require surrender value quotations from the provider. Investment portfolios (ISAs, stocks, unit trusts) need a current statement of holdings and value.

Cars and vehicles are typically valued at current market rates (Glass's Guide or equivalent) unless the vehicle is high-value or disputed. Household contents are rarely formally valued unless they include art, antiques, or collectibles of significant worth — for most couples, the court expects a pragmatic agreement on personal possessions rather than a professional inventory.

Building Your Valuation File

The Matrimonial Master at the First Review Hearing will check that all mandatory financial documents have been filed. Missing or outdated valuations result in adjournments and directions — each one adding weeks to the timeline and exposure to costs orders.
